If my Mother, sister and I own the property together and it's worth $6,000, that would be $2,000 each in ownership. Advice?
Would medicare only consider her portion--$2000?

Medicare or Medicaid? Only Medicaid looks at the assets and they look back 5 years at all financials and asset transfers. If she needs Medicaid, sell the property and split the proceeds OR you two buy out her interest at fair market value.
